The main question I have is why more office buildings? There is a massive amount of empty office space (more than officially reported) in NYC that will take decades to fill. Why is it the general economic laws of supply & demand do not seem to apply to Real Estate Development.

New office space (Class A) is not what is vacant in the current overall stock of inventory for the general amount of existing office space, it is Class B and C office space that is vacant because most of it is outdated. New office buildings fill up and have been filling up extremely quickly once they are completed.

It doesnt matter how much vacant office space there is, newly developed office space doesn’t contribute to that figure because it doesn’t remain vacant.

Outside of that, the amount of office space in the new plan vs the old plan is the exact same amount, so that isn’t even an issue that exists for any of the arguments being made (if there are any) towards the new development.

Example/anticipated timeline, since the 3 groups wont be chosen until December.

And that’s only the timeline if the casino portion goes through, there’s still been no timeline if they have to revert back to the non casino/resort scheme.

Honestly it may not happen at all if the casino license doesn’t happen. At least that’s what Related are threatening.

At lease these plans (presumably) confirm that the west face of 40 HY above the podium floors is flush. But those plans are from June '24…and we kinda don’t know what’s going on at the moment.

i was told Q3 this year.

If this site gets selected it is going to be an incredible sprint to get the platform and casino built and open as soon as possible.

part of the pitch is how quickly the teams can get to revenue and therefore tax revenue.

The NYSG commission’s timeline is still that bidders must submit by June 27th, and that they would not announce winner’s until December of this year.

Zoning applications for this site are in the 3rd phase of the ULURP process, the borough president is currently reviewing the recommendations made by the community board. We should hear from the CPC some time in April whether they approve or disapprove the filed zoning changes.

This seems optimistic if the license is theoretically going to be granted in December…

I wouldn’t say its theoretical since the Dec announcement is the timeline NYSGC put out.

Its not unrealistic that they would start 3 months in on the platform if they were to receive one of the licenses.

The Wynn building is just SO monolithic and impressive on the skyline! Along with the other two supertalls, I REALLY hope this gets approved! 2031 seems far away, but it’ll be here before we know it!This is almost exactly like I thought the future would look like (outside of flying cars and robots everywhere), and a stark contrast from what this area used to look like :exploding_head:

Anything until December is just a promotion, it’s to generate publicity just like Peeble’s did for Affirmation Tower by revealing the design before it was even chosen (which it never was).

Everything outside of promotion by an associated party and the December decision by the NYSGC is all hearsay.

I’d imagine they’re confident they’ll get one though. Three licenses being given out, they seem like one of the best three based on the criteria.
