City Point – phase II retail & residential

Work is progressing quickly at City Point in Downtown Brooklyn, which promises to bring the most dramatically positive change of any new project in the neighborhood. The second phase is well underway, and will deliver additional retail space, as well as two residential towers. The site’s architect is COOKFOX, and the developers are Acadia Realty Trust and Washington Square Partners.

Phase I of City Point has already activated one sliver of the site, with 50,000 square feet of retail; phase II will add another 650,000 square feet for shoppers, and while Downtown Brooklyn has long been a retail hub — with Fulton Mall at its center — the neighborhood lacks Class-A space, which is a void that City Point will fill.


City Point

While the most crucial component of the development is its retail presence, work on the residential towers is also progressing, with concrete and structural steel beginning to rise above the retail base. Phase II’s apartment buildings will stand 19 and 30 stories, with 690 units between them; the stacking plan has additional details.

Construction Update: City Point

City Point

Brooklyn’s City Point project has made significant strides in recent months, and construction is moving ahead at full steam; as of the last update, verticality was confined to the retail base. Acadia Realty Trust and Washington Square Partners are developing, and COOKFOX is the architect.

The full build-out will measure 1.8 million square feet, and the project will become a key place-maker for Downtown Brooklyn, adding modern retail space that will attract tourists and locals alike. City Point’s bulk will fill out an entire block, and the latest shots show how the site is already achieving prominence; phase II’s retail will measure 660,000 gross square feet.

Two residential towers are rising as part of the project’s second phase, and the first 19-story building — which will measure 225,000 gross square feet, and will be entirely affordable — is already approaching its topping-out. The second, 335,000 gross square-foot high-rise will stand 30 stories tall, and still has a ways to go before reaching its pinnacle, but is also beginning to rise above the retail base.


City Point

City Point’s third phase — which has yet to be formally unveiled — will further distinguish the site, placing a marker on the skyline that may become Brooklyn’s tallest building. That component will measure 600,000 square feet, and will mix apartments with office space. Nearby, the JDS proposal for 340 Flatbush Avenue Extension will rise nearly 800 feet tall, presenting a potential challenger in terms of height — but combined, the buildings will likely give Brooklyn its first truly attention-grabbing skyscrapers.

Construction Update: City Point, Downtown Brooklyn

City Point

City Point may not have downtown Brooklyn’s tallest tower, but it is definitely the neighborhood’s most impressive construction site, with two massive structures now rising side by side.

While the Cook+Fox-designed towers only number two, the massing gives the appearance of more structures, like a more restrained version of SHoP’s design for Atlantic Yards.

The façade has begun to be applied, showing a white surface with vertical bands. Unlike other residential towers going up now in the area – including Avalon Willoughby nearby, and the SHoP-designed Pacific Park (née Atlantic Yards) towers – the face will not be marred by PTAC units, with the developers instead opting for central air.

Today’s construction site is actually just the second phase of the enormous mixed-use project, though it appears to be the largest. The first phase was a relatively small retail building on Fulton Mall, across from the Dime Savings Bank building. Known as One DeKalb, the building is now open, with Armani Exchange as the tenant.

This phase will be dominated by retail at the base (which fronts primarily on city straights, rather than internal mall-like circulation), topped by two residential towers (one with 250 units, half of which will be affordable, and the other with 440 market-rate apartments).

The third phase is more tentative, but it’s planned to include 600,000 square feet of residential and – the tricker part – office space.

But once the second phase is complete, City Point will have 700,000 square feet of retail space – equivalent to about two Time Warner Centers. So far, among big national brands, Century 21 and Target have signed on, the latter with its slimmed down urban CityTarget brand. The expanding Austin-based movie theater chain, Alamo Drafthouse Cinemas, is also taking space at City Point.

The Brodsky Organization is developing the taller tower, and BFC Partners is responsible for the shorter one.

The second phase of the City Point mega-development brings two residential towers, one affordable and one market-rate to Downtown Brooklyn, and those towers, having now topped out, have the finish line in sight with almost completely installed facades. Field Condition headed over recently to shoot the current progress of the COOKFOX-designed buildings. The market-rate one (30 stories) has a “unitized terra cotta panel system” on its facade while the affordable tower (19 stories) sports a “unitized metal panel system.” Once completed, in addition to the apartments, there will be a substantial retail section with tenants including Century 21, CityTarget, Alamo Drafthouse, a food market, and some small shops
