NEW YORK | 831-837 Madison Ave | Ft | Fl

I assume that these will be redeveloped and that the developer already owned No. 833. They’re all nice except for 831, which is hideous.

Yes, please redevelop this block with some quality limestone design. Maybe a Stern or Pennoyer residential building.

Most of these Madison Ave. blocks have been butchered with storefronts and weird alterations, and aren’t very attractive. I would love to see new residentials on the remaining butchered blocks along Madison from 60th to 96th.

Beyond the lost ornate architectecture, the double-height retail strips are such a hallmark of this famous stretch of Madison and once they’re gone, they’re not coming back.

Also this is a quality retail block with a fine-grained urban street wall (things that make a city dynamic and interesting), even a beautiful Stern building wouldn’t be a proper replacement.

I mean, look at this block!!:

And now look directly across the street. (Perhaps an example of the absolute bestest we could hope for as a replacement, but most likely won’t reach this ideal)

Which one is more beautiful, dynamic, and exciting? While I really like the classical and imposing look of the latter, for me it’s the former that fulfills all these attributes and creates the memorable “wow” urban moment. I don’t want lose that.

Another look one block north, to showcase more of the finely grained, double-height retail unique and characteristic of the area.

Another look one block south, to show more of the very nice, but no-where-near-as-exciting streetwall we would get (again, being hopeful for a Stern replacement).

Overall the three-block stretch becomes a much less exciting, less memorable and less interesting to actually walk along… but heyyy, a potential Stern (hopefully) high-rise to appreciate from far away!!

An ideal compromise would be keeping the facades like they did with 712 Fifth Ave (but hopefully make the tower part less slab sided and weird(marble and limestone!))
