This building is what I call “artless architecture” - in other words, good enough.

On the bright side if things; this boring building serves as the perfect foil to the very ‘Artful Architectural Design’ that is 98 Front street - right next door.

I probably shouldn’t be surprised but overall, I am surprised by how much the design changed, is it still the same firm that designed it?

Yeah this is a big design change from the last rendering shown here.

The new design is extremely generic, but I don’t hate it.

I did hate the old design; it looked super dated.

As a one-off, I don’t hate it. At least every unit gets plenty of natural light and balconies. Better than nothing.

Taking a second look, it reminds me of 33 Bond St

A bulky pile of blandness

Eh. I’m pretty happy this went up. Driving down the Manhattan Bridge towards Brooklyn and seeing such density totally wrapping you around on both sides, is beautiful. Yeah, it could’ve been taller, and it could’ve been better looking. But its density footprint is astonishing, as viewed from the bridge.

Yes, it has a lot of presence, from the bridge, many streets in Dumbo, and even Manhattan. For such a prominent place, it should have been better.
