Permits Filed For A 38-Story Tower At 55 Willoughby Street In Downtown Brooklyn

Permits have been filed for a 38-story high rise at 55 Willoughby Street in Downtown Brooklyn. Located between Jay and Lawrence Streets, the interior lot is steps from the Jay Street-MetroTech subway station, serviced by the A, C, F, and R trains. Lonicera Partners is listed as the owner behind the applications.

The proposed 376-foot-tall development will yield 227,976 square feet, with 223,470 square feet designated for residential space and 4,506 square feet for commercial space. The building will have 290 residences, most likely rentals based on the average unit scope of 770 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.

Eugene Colberg of Colberg Architecture is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.

Looking at that photo above.

How is it even possible to sell “fresh hot pizza” for 99 cents" and still make payroll, rent, utilities, supplies etc? The ingredients alone; the dough, the cheese, sauce - all together cost about the price of a pizza slice. I digress. :wink:

This is good news: that whole block looks a bit decrepit - this tower will be a major upgrade to the area.

Compare that block at 55 Willoughby to those lovely little red brick buildings a block away at 111 Willoughby Street. Some new developments are an ‘improvement’ - some are not… :roll_eyes:

vaguely remember this one. New rendering looks well over 400ft, which would be more appropriate for 38 floors of luxury apartments

Stache—. I sorta agree. These often look clumsy. If the developer buys air rights why not build down to the roof line of the old building. That would be much more aesthetically pleasing though roof rights may be an issue if the top floor apartment owner doesn’t want to sell or equipment placement creates issues.
