this tower doesn’t get enough love, even I have complained About this tower.
Totally Agree. ![]()
I have ALWAYS thought this was a very cool architectural design.
I even think there is a song dedicated to the this tower… ![]()
It’s HIP to be SQUARE. ![]()
that’s crazy

While monolithic and seemingly “plain” with its minimal look, it was the first Midtown tower that (especially from afar, like the pic @Jaydayvis posted today) made me realize how much the skyline changed since I last visited Manhattan (a gap of about a decade from the mid-2000s til 2014) ![]()
Here’s some “vintage” shots when I saw 432 Park for the first time around NYE 2015

the last two are really nice
Yes, the last two photos are SWEET. However, I have always been a big fan of this Architectural ICON; but I must say, the ‘architectural concrete’ facade is looking a bit worn & dirty.
I am beginning to think that this type of concrete facade is not well suited for a dense urban fabric like NYC: way too much soot in the air. ![]()
It is called O&M planning - this type of facade is a poor choice when it comes to the Maintenance & Operation factor in Architectural Design. This is a big maintenance issue; as power washing this facade every few years would be difficult & expensive.
I am still a fan - just a bit surprised how badly that facade has aged. ![]()
I recall a similar issue on another thread -
Quote - LINKED POST…
Though often neglected until a building is nearly complete, O&M factors should be considered from the start of the design process and incorporated into the program, budget, and technical design of each project. Ultimately, for both architects and owners, successful O&M comes to define the legacy of a building as much as the quality of its design.
Is sway at 432 Park been reduced by engineering alterations or is it still unpleasant for residents? Just curious. Thanks.
