A good site for a Supertall

It’s actually not, this site is less than half the size of the neighboring 425 Park Ave lot, which itself is only 860’. Even both sites combined (405+417) have a smaller lot area than 425.

As I recall though, 425 was built before the rezoning took effect.

That may be, but it was still built as if the MER had already been in effect with a +/- 25 FAR. This is because the building used part of the original 425 PA to avoid decreasing it’s FAR had it been demolished completely.

It’s a bargain compared to the entirely vacant 405-417 Park Ave. blockfront between East 54th and 55th streets being marketed by Newmark — with pricing around $500 million — for a potential tower of 700,000 square feet

There are 3 landmarked sites on the block that cant be demolished. So even if any developer got all the remaining sites on the block they would have to work around the 3 landmarked lots.

And there’s chatter that Gary (as he does) isn’t content w/ just those sites for his assemblage: he’s also making a play for Parkoff-owned 110 E 55th St. and maybe even the 54th St. home of secretive private club the Brook.
