Between the site plan on the fence resembling the massing of the preliminary renderings, and now what was considered the paper of record identifying Roman & Williams as the designers, it looks good:

“As high-end as these new homes will be, none will have a key to the park. A collection of 58 luxury condos at 38 Gramercy Park East, backed by Legion Investment Group and Gindi Capital and designed by Roman and Williams, is the exception. The top part of the L-shaped lot faces directly onto the park, which allows its residents access rights. Buildings even a block behind do not have these rights. Prices have not been made public, but with park access, they are expected to have a 40 to 50 percent premium.”

The footprint of the tower section is quite large. Funny to think that a townhouse sized sliver on Gramercy gets them all a key.

The newest plans look different from the original rendering. There is a large opening on floors 2-3 on the park side. When will updated renderings be released?

Have you seen the new design? If so, is it still as gorgeous?

Believe the new design has to do with additional height / massing measures as a result of the city of yes for housing zoning resolution. As far as I know the essence of the Roman & Williams design has not changed
