If this is the design, this will be a new landmark.
Since it’s a Roman & Williams design, I’m betting early versions had a full blown lantern on the 3rd ave. tower like the Con Ed building, but the developers cut it down to a flag.
Legion Investment Group and Gindi Capital have closed on the final parcels of an assemblage at 38 Gramercy Park East in Manhattan, paving the way for Legion to develop a ground-up residential condominium building. The structure will be the first new condo building on Gramercy Park in a century, according to the developer.
Legion’s acquisition in this deal includes the five-story 37 Gramercy Park East and a co-op at 38 Gramercy Park North. They are the final pieces of the puzzle that will allow the company to develop a 20-story building with a Gramercy Park address, which will give residents of that building access to the two-acre Gramercy Park.
Seems like the proposal has grown from 11 to 20 stories, but I can’t find any new rendering.
Doesn’t Gramercy Park have a height restriction? I can’t imagine they’d allow a 20 story building next to 36 Gramercy Park E, unless it was designed like the Global Holdings rendering, with the tower portion on Third Ave.
There has been a certain amount of interior demolition, but (as of May 29) even the window A/C units are still in place. I’m sure there’s a story behind this - maybe something to do with the “local gentry,” who put up a fuss when a developer “bought the air rights” over #38 a few years ago. Who knows? All I know, as someone who walks past there every day, is that the site is going to be a construction zone for about the next two years (I’ll have to detour to 20th Street).
