Sure some buildings need to be rebuilt at some point. But reflexive tear downs for aesthetic reasons is not always the right choice either, especially if the housing units are still quite usable.

I agree that NYC is one of the country’s–and the world’s–crown jewels. However, in my humble–and I should think not very controversial–opinion, it owes that status to much, much more than expensive architecture. And long may that continue.

Market rate, non doorman building. I’m calling this plain Jane. Probably a lot of NYU kids live here etc. This is pretty much Manhattan middle class. People forget how awful Union Sq was 50 years ago when this building was still pretty new. It’s in good shape and I’m sure an owner will redevelop it when the money seems right. People hold on to property as an investment. This place I’m sure is generating a nice income for someone.
