noticed this rendering on Isaac&Stern’s website. It looks too nice to be a homeless shelter as reported earlier by YIMBY.

Almost certainly a hotel. Looks pretty good.

its possible Isaac&Stern is architect on record while another firm designs. The floor heights indicate offices or condos while there is little facade detail. I suspect this design is a placeholder.
