Understand they basically do the same exterior design so they can build these fast, but gosh wish they varied it just a little bit more. (Edit: actually looks like they want the end of Homestead to visually look like one large building, so this makes a bit more sense). Also, interesting that the abstract massing for the Homestead “End-Cap” building is clearly taller than this one. Looks around ~350ft or so. Hopefully they release some renders for that as well soon.
If you’re talking about 701 Newark, the elevations and axonometric drawings have been out for a while and it was already approved by the Planning Board last August. The height is 402 ft.
Due to the income restricted units included in 701 Newark, it is not financially feasible without state funding (NJ EDA’s Aspire program). While similar projects got Aspire funding in Hoboken and Newark, I’m not so sure this one will succeed due to the recent falling out between Mayor Fulop and Phil Murphy.
We may need to wait a while for it to happen. Possibly until the next governor is in office.
Yes it’s next door. It’s a shame they couldn’t come to an arrangement to sell or joint venture with 38 Cottage St, which has rights to build 27 floors instead of 8 floors.
This project was only recently approved at the Planning Board. No construction permits or zoning review applications have even been filed yet. Namdar moves quick and it’ll probably start in a year or two max, but without any construction permits filed yet it’s going to take at least several months.
IMO there’s no need to bump threads to ask if construction has started on projects like this. Several of us walk through Journal Square every day or every week…a couple of us also track construction permits in Jersey City. One of us will let you know whenever any of these projects starts!
