At this stage, we should see the next floor poured within 1-2 weeks. Then another floor poured every 7-10 days, if there are no snags and everything goes well.

My last post was premature. They can’t start going vertical again yet until they attain revised construction permits. They have applied for the permits, but they haven’t been issued yet.

It’s still stuck at the Zoning Review Application stage, which is necessary before a building permit application can be filed for approval. Their last denial was October 28, no movement since then.
I’m beginning to worry that the delays will add up and possibly lead to the project going bust and becoming a stalled project.

Happy to report it’s now moving through the process again. The zoning review has been completed, and the building permit for the extra height is now being considered by the building department.

They are still waiting for the construction permit update. This is the last government step before they can (hopefully) resume.

Nope, can be seen in older photos.
Honestly this project is worrying. Hope it won’t happen but feels like it’s going to be abandoned. Wouldn’t be surprised if an article pops up saying the developer is selling it or something else.

This morning there was jackhammering in the basement, and I saw concrete trucks lined up, not sure if they were for this construction site or not, but they appeared to be. It seems reasonable to suspect they may be doing more foundation work (they did this last year as well) to support the extra 20 stories that were added to the design.

The latest permit activity was a denial on March 25, 2026 for the updated building permit adding the 20 floors. Hopefully they can revise the permit and reapply, but will still be a while before they are allowed to actually do vertical work again.

There is also a new mayor now in Jersey City who seems NIMBY in nature 
, so hopefully this project gets back on track in a timely manner.

There’s also plumbing, electrical denials and utility connections are still under review. They don’t need to re-apply, they just have to fix the review comments given by the city. Hopefully they can get everything approved and issued sometime in April. The updated structurals have been approved but I guess they want everything issued before they continue.

Fortunately this project is beyond the grasp of the politicians at this point….it’s all about technically proving compliance with building codes and standards

I’d guess a lawsuit against the development board. Its happened before when developers feel they are being treated unfairly (sometimes rightfully, other times it’s just incompetence). It could also be the reverse, city suing the developers. Or something else entirely.
Regardless, this project seems troubled, even if they are making permit ‘progress’. It really should have been finished by now. Taller towers have been proposed, built, and occupied since they first started construction on this.
If thats actually the case this project has a a few outcomes:
- Most likely: stalled, then sold, then construction resumes in 3 - 6 years.
- Possible: depending on economic conditions, abandonment, sold by the city for redevelopment, may be >10 years before site has activity again
- Very Unlikely: construction resumes and the building is topped out and finished sometime next year
I’m not being a negative Nancy but this project has every sign of becoming stalled. I suspect the developers are exceedingly incompetent and have somehow bungled the whole thing.
Edit: not becoming stalled; this has been stalled for quite some time now. I mean more regulatory/legal hell type of stalled. Also I’m well aware that there was a redesign that required repermitting as well as foundational strengthening. Even with that progress on thos project has been abymsal.
