This isn’t a political issue that’s delaying the project. It’s also not the Planning Board.
The developer added 20 more stories to this building and making interior changes to the top floors. I can’t specify any details but there is active discussion on how they can move forward with construction code wise.
Additional concrete formwork has been installed since the previous site visit. Construction progress appears to be proceeding at a slower pace than anticipated. Work related to the structural column enlargement (jacketing) program for the proposed vertical expansion of the building is ongoing. Based on observations, foundation elements and numerous existing columns have been reinforced through widening/jacketing operations.
A circular column located at a corner of the third floor was observed to have a smaller cross-sectional dimension than the columns directly above. This condition appears atypical relative to the surrounding structural modifications. The observed phasing of the work is not entirely clear, and it is possible that additional jacketing or enlargement of this column is planned as part of a subsequent construction phase. Confirmation should be obtained from the approved structural drawings and/or the structural engineer of record.
The project, which is located adjacent to the local PATH station, is planned to include 485 market-rate apartments, 57 affordable housing units, a 154-key Marriott hotel and 34,000 square feet of retail space.
So far, eight of the planned 56 stories have been constructed. But the developers halted the project so they could upzone the development, for which they received approval. They also needed structural reinforcements for the growing tower.
Noble Construction and MVMK Architecture are building the development. Completion is expected in 2028.
