End of an era

Some happenings in Downtown Shelton, a small-ish town along the Naugatuck River valley about 10 miles north of Bridgeport. Shelton is one of the more pro-development Connecticut towns, so there’s almost always some construction progress to be found around town.

281 Canal Street (Cedar Village at the Locks): Four stories, 129 apartments, 1745 s.f. retail, and 192 parking spaces. The sign out front says they intend to start moving people in by early June but from the outside there’s still quite a bit of work to be done.

113 Canal Street (Chromium Commons): Four stories, 30 apartments, 8350 s.f. retail, no parking.

113-123 Canal Street (Riverview Park Royal): Five stories, 92 apartments, ~11,000 s.f. of retail and 205 parking spaces. Currently partly stalled due to having to fix the environmental remediation after there appear to have been issues with the way it was done the first time.

325 Coram Ave / 62 Center St: Something is being constructed here, not sure what. A 162 space parking garage with a rooftop bar was approved here in 2022 but that might not be what’s being built here. The white house to the right was fixed up and subdivided three or four ways.

And finally, the three neighboring properties of 235 Canal Street, 255 Canal Street and 267 Canal Street. All in various stages of environmental remediation and site work. 235 Canal is proposed for 100 apartments, 255 Canal is approved for 48 condos, and 267 Canal is in the early stages of a proposal itself.

I feel like in the next couple years the valley will start to develop a lot more as people from NYC and lower Fairfield county are getting priced out. There are some new buildings in Derby and Naugatuck too

Our market rate is (barely) less than $2000 a month! I’m actually one of those people, though I’m coming from the opposite direction - if you want somewhere with a walkable downtown but you’re priced out of West Hartford and the nicer parts of New Haven, don’t want to experience/re-experience the college town vibe of Middletown, and want a bit more nature than Hartford, then any of Derby/Shelton, Seymour and Naugatuck make a lot of sense. Even Ansonia’s got some decent restaurants and establishments downtown. If Naugatuck was wealthier it would make a lot of top 10 lists of cute Connecticut small towns.

Unfortunately for now at least all the projects in Derby this forum would be excited about are all recently completed or struggling to make it out of the proposed/approved stage.

The Downtown Naugatuck development (20 Old Firehouse Rd / Platform at Naugatuck) is to me the most interesting of the Valley’s projects - 3 four-story buildings totaling 180 units in 3 stages, 80% affordable at at 30%/50%/80% AMI, along with commercial space and a public plaza, and also - at least partially - renderings! Also backing up to the new Metro-North station - the station will be behind the orange excavator in my photo. Phase 1 has topped out, Phase 2 has broken ground and Phase 3 is in the works.

Here is a non-paywalled article about the Crossing at Pequonnock, referenced in the post immediately above, which will be right on the Trumbull-Monroe border.

Ridiculous proposal

This will never go through and if it does it won’t be completed for decades

There is a paywall but I saw this and it reminded me how the other day I passed this area and the Bullard was starting it’s first floor, and 770 commerce drive had demolition spraypaint

Looks better than the original 2022 plan for the site…

But it looks like the rendering forgot to include the one building that did get built (Creekline) before the 2022 developer went bankrupt, unless they’re going to tear that down and just start from scratch. Will be nice to have something instead of vacant land a stone’s throw from the Metro-North station though.

Did the Hotel start construction yet? Last time I saw it from the highway there were only a few excavators in a plot of grass

It was like that last time I checked. But since my visit yesterday, it’s now mostly a pile of dirt with a few more machines :+1:
