Stratford isn’t in the same league as Fairfield.
Stratford is further from NYC, has much more industry (including the helicopter plant), doesn’t have the same cultural offerings (Fairfield has two universities, while Stratford’s Shakespeare theater closed and burned down years ago) and doesn’t really have much of a downtown.
They can probably do more with their riverfront, the most central part of which is occupied by a BJ’s Wholesale Club carpark. But any redevelopment of that area is decades away.
I know that but I meant that they’re also building more housing than Bridgeport. Not as much as Fairfield though

Stratford development site that drew opposition gets new proposal
STRATFORD — A Bridgeport developer is proposing to construct a 145-unit apartment building on the same north end property that a different firm intended to redevelop earlier this year before facing stiff opposition from residents.
M-Slade Enterprises LLC plans to tear down a pair of single-family homes at 100 and 150 Oronoque Lane to build the six-story structure, according to an application recently submitted to land use officials.
