Fenway Center Phase 1 construction was completed in 2020 and consisted of 312 residential units across two towers (14-story and 8-story). Phase 2 construction is ongoing and will produce two more towers (22-story and 12-story) with a mix of office and life science laboratory uses.
The Phase 2 project is being developed by Gensler in partnership with Meredith Management and IQHQ, and will involve the capping of the Mass Pike between Beacon Street and Brookline Avenue. Construction on the deck is expected to finish by the end of 2023, followed by vertical construction anticipated to complete in 2025.
A steel fabrication firm is suing a contractor that was involved in building part of the stalled Fenway Center development, alleging breach of contract.
The project’s general contractor, Framingham-based J.F. White, is one of a group of defendants, along with four insurance companies that executed bonds for the project, which is planned to include a 22-story life sciences tower over the Massachusetts Turnpike.
The long-planned construction project includes a steel support deck built over the Pike between Beacon Street and Brookline Avenue, connecting Kenmore Square and Fenway. But construction stopped after the deck was completed after demand for life sciences space crashed, making it unlikely the building would find a tenant.
