Cruz Development filed plans with the Boston Planning and Development Agency to build two mixed-use buildings in Roxbury at 280-290 Warren Street, between Clifford and Waverly Streets. The 54,670 square foot site will have 11,334 square feet of ground floor office and commercial space and 95 apartments.
According to the filing, phase one will involve building a 97,709 square foot, 51-apartment mixed-income building on 9,684 square feet of land owned by the Department of Neighborhood Development. It will be called the Dr Michael E Haynes Arms. Cruz will use the ground floor commercial space as its offices and 74 parking spaces in a two floor garage will be built.
In the second phase, 44 units of elderly housing will be built with 4,050 square feet of commercial space and 28 parking spaces. Cruz needs to acquire additional property to do it, however.
The site is located a half mile south of Dudley Square and is on several bus routes. The Haynes Arms will be four stories and 48 feet, while the second building will be five stories and 58 feet. The total square footage is 166,274 square feet.
