I went to Rockaway beach once or twice in my 20s and felt like it was a barren wasteland of parking lots and project towers. I couldn’t understand why the Ramones bothered writing a song about it.
This type of Jacobian urban planning is exactly the type of repair these “fringe” neighborhoods need. It’s not as flashy or exiting as a supertall skyscraper, but these are the kind of improvements that slowly stitch together the fabric of a community and change a neighborhood from “blah” to “oh hey this is nice!”
