Ah was hoping a >500ft building could go here. It seemed like it would be compatible and not affect how sunlight hits the ground in the surrounding area (the main reason highrises arent all next to each other these days). Would also help fill in the skyline gap between 235 and 88.
The parking lot at this location has been cleared of cars and looks like construction may begin soon. It wasn’t posted here but this was approved by the JC planning board back in July 2024
Liberty Harbor has a shared parking lot that’s huge over by Jersey Avenue. I don’t know exactly how it’s allocated to the different buildings, but my guess is there’s plenty of parking there for this new building for anyone who wants it. There will also be additional street parking added from this project from the completion of Morris Avenue (from Grove St to Tidewater St)
The answer is simply that NYC had laws preventing buildings from having less parking. Many districts in JC have no parking requirements at all, including Journal Square, Exchange Place, and Harsimus Cove Station. This results in many buildings in Journal Square with hundreds of apartments and no parking at all–for instance 29 Van Reipen which recently started will have 696 apartments and no parking. Plenty of tenants don’t need cars and are willing to live car-free in exchange for lower rent.
In NYC, until recently, the lowest parking requirements outside of the Manhattan core and LIC were 0.4 per unit, with many districts requiring 0.75 per unit. But NYC’s recent City of Yes reforms eliminated or lowered these ratios, so we’ll probably see a lot less parking built in the purple zone of this map.
As far as this specific building, it does have a requirement for 0.5 per unit, but Is corn grass is right that they are satisfying the requirement (temporarily) with off-site parking. That parking lot will be redeveloped someday and I’m sure they’ll get a variance at that point for parking. 221 Grove has no parking and 148 units.
@apophenic sorry if this is off topic, but you may know the answer to this. Directly across the light rail tracks from this development is a vacant lot. Last week I noticed a huge pile of dirt (like 2 stories high) piled up in the lot. I’m guessing some kind of environmental clean up. Is there a building planned / approved for this lot? It’s the red area on this map -
@iscorngrass It was approved last summer for a temporary concrete batching plant for the construction of 250 Morris and the building under construction on Grand and Grove.
That entire parking is zoned for residential development, but it hasn’t been proposed yet.

I am looking into renting the south facing unit of one grove.. do u think it’s a good idea given the construction? Or the construction won’t start until the building on grove & grand completed?
As @apophenic mentioned seems like construction will start soon. If you are worried about construction noise it will probably be under construction for 2+ years (that’s how long it took to build One Grove). For what it’s worth we live nearby and the worst noise from construction is the initial pile driving, which based on other buildings in the area I would think would only last about 1 month. After that there’s sounds of construction but nothing too bad. Also remember that by law construction only is allowed sunrise to sunset Mon-Fri (so no noise on weekends or at night)
