Now that the Wynn/Related/Hudson Yards proposal is on ice, here’s a rundown of the remaining proposals. Tried to keep all the information — pulled from the latest articles and press releases — the same for each for comparison purposes. This is meant to be less about the architecture and more about the feasibility of the proposals, and who will ‘win’ in the end.

June 27, 2025: Deadline for license applications.

REDEVELOPMENTS
Aqueduct — Resorts World — $5B racino to casino, 350K sf gaming; 1,600 hotel; 7,000 seat venue; 54 acre park, mix-use community, 3,000 employee housing, NBA basketball academy. “contingent on racing operations being relocated to Belmont Park.”
Yonkers — MGM’s Empire City Casino — $2B, from video lottery terminal racino, 5,000 venue, 160K sf gaming, new parking garage “to significantly enhance the guest arrival experience”

Bronx — Bally’s/Ferry Point— $4B, 390K sf gaming, 2,000 venue, 500 hotel, adjacent to golf course, 4600+ parking, $625M community benefits (on the water, across from College Point/Whitestone)
Citi Field — Steve Cohen (Met’s)/Hard Rock — ‘Metropolitan Park’ — $8B, 20 acres of parks, transit improvements, live music venue, Queens Food Hall. On Met’s parking lots, which is technically park land, 450 affordable units in Corona
Coney Island — Thor(Sitt)/Saratoga & Chickasaw Nation — ‘The Coney’ —$3B, 1.3M sf overall, 350K sf gaming, 32(40?)-story 500 hotel, 90K sf convention center, 2,500 venue, $200M community fund. 3 blocks along Surf avenue.
East Side — Soloviev Group/Mohegan — ‘Freedom Plaza’ — $10B, Bjarke Ingles designed, underground 300K sf casino, 2 hotels, 2 residential towers, Banyan Spa, 5 acre park, Museum of Freedom and Democracy, 1,000+ apartments, 513 AUs, $5M back to community a year (south of UN)
Hell’s Kitchen//Port Authority — Silverstein/Greenwood Gaming — ‘The Avenir’ — 1.8 million sf, two 46-story towers with luxury hotel, eight-story 600K sf casino base (would be one of world’s largest), top-floor 1,000 seat performance hall. 100 AUs (41st Street and 11th Avenue, north of Javits)
Times Square — Caesar’s/SL Green (& Jay-Z & Roc Nation) — $4B redevelopment of 1515 Broadway, 54 stories, 250K sf gaming, 950 hotel, theater (The Lion King?), traffic & security improvements, $250M area investment plan

Hudson Yards — Wynn & Related — $13B, 200 sf podium, 1,500 hotel with 238 residences tower(1,180ft), 5.6-acre park, k-8 school, housing increased from 1,500 to 4,000 (324 AUs), $2B for MTA, 1% of gross gaming revenue to community. Pulled due to NIMBY/community pushback, prob. wouldn’t be able to meet Sept. 30 deadline.
Nassau Coliseum — Sands — $4B, hotel, outdoor space and a live performance venue, Canyon Ranch Spa. $1B for LI. Opposition from Hofstra & nearby residents. Sand’s has 6 casinos in China. MAY COME BACK with a different gaming operator.
Saks/none — top floors of Landmark building, limited space, acquired Neiman Marcus for $2.7B, major CB5 pushback
I’m really rooting for the Citi field proposal, i hate the idea of having a casino in manhattan and the other proposals in the Bronx and Yonkers are kinda displaced from the rest of the city. but with Citi Field, the US open, and now the new soccer stadium, it makes sense to have a bunch of new hotels in that area and kind of turn the place into an entertainment district.
I really do find the Metropolitan Park proposal appealing because it turns that massive parking lot into a park. The HY proposal had the nicest architecture and the only one I like after that from the same standpoint is the CONED site on the East River if it is built as is. But we know BIG’s building will likely get VE and remove the cool aspect of it. So this again puts me in support of the Metro Park proposal because a nice park is worth it if we’re getting crappy architecture anyway.
Edit: I think it will also rehab and redo the Mets/Willets point station for better flow and accessibility so that’s another win.
definitely feel like metropolitan park is the best proposal (biased as a flushing native), then Coney Island, and Hudson Yards. having them spread out just makes sense. it seems like metropolitan park is the most likely. I also love the design for the port authority tower.
Site will be launched in full soon for silverstein’s bid. Wonering if Related’s drop gives them a better chance.
Out of all the proposals, I like the Citi Field one as well for the same reason. Turning that massive scar of a parking lot into new development is a massive win in my opinion. I also like the Coney Island and the now dead Hudson Yards proposals as well I had high hopes for the HY proposal and was extremely disappointed that it was axed. These 3 options also are extremely close to subway services as well, making them even more attractive.
BIG’s skyscraper is butt-ugly and I’ll be glad if it is not selected. Then again, BIG’s skyscrapers are all duds so this is no surprise. There’s also no close subway access to it, either.
Glad i wasn’t the only one that doesn’t like the BIG design, it would be an eyesore if it’s built IMO.
the BIG site should be for residential and green/community space, the future second ave subway would serve the area in 2055
I don’t mind BIGs design for this site, it looks pretty good IMO. However I don’t think they should get the casino though. This site should absolutely be built as residential/mixed use.
