A condemned parking garage on the Upper West Side that was partly owned by a member of the Zabar family has sold for $10.5 million. Its new owners likely plan to redevelop it into a residential property, according to the broker involved in the deal.

It was purchased for $10.5 million — $75,000 above the asking price — by south Brooklyn-based construction company ZHL Group. Andreas Efthymiou, a broker at Ripco, which marketed the 48-foot-by-102-foot site for just under $9.8 million, called it a “rare development opportunity” with the potential for about 20,000 in buildable square feet. ZHL Group, which is located on McDonald Avenue, did not return a request for comment by press time. Efthymiou, however, told Crain’s that the Upper West Side lot, which sits around the corner from Zabar’s original 2245 Broadway storefront, will likely become housing, although whether rentals or condos is unclear.

That makes sense since over 80% of the building is built above the tracks, you couldn’t really start building the building without it.

Just stumbled across this insane saga at 55 Eckford Street in Greenpoint:

  • 2003 - the lot, containing a few industrial buildings, was sold to Blue Diamond Development LLC
  • 2004 - permits were filed for a 16 story residential building on the lot, later reduced to 12 stories
  • 2005 - remaining buildings on the lot were demolished, and about six floors of frame were constructed when the developer ran out of money, stalling the project.

55 Eckford Street in 2007

  • 2009 - property foreclosed on by Madison Realty Capital L.P.
  • 2010 - permits extended
  • 2012 - permits extended again
  • 2013 - Madison Realty Capital sold property to Eckford-Greenpoint LLC for $7 million
  • 2014 - YIMBY reports: “Completion Finally Imminent: 55 Eckford Street”
  • 2016 - A stop work order is issued after several new construction permits were issued to turn the site into residential apartments. The site will sit dormant for 8 more years.

the one to the right of it is also almost/recently completed, and they completely crapped out on applying any facade. it was supposed to be brick at one point, then was just finished with grey render instead
