This firm “solid objectives” looks very interesting. The approach to the design & construction of this building seems very effective: large individual facade panels that are all very thick and solid looking.
The aesthetics of the building are quite nice; the subtle colors, patters & textures in the stone facade panels are beautiful.
So nice yet, SO-IL…
I like what I see here with this firm - read the blurb here that tells a bit of thier story.
1477 Third Avenue
like I said, it will be narrow
25 feet wide
152 feet tall
15 stories
9 residential units
The above article in ‘The Patch’ begins - "The ball and chain is on order for this two-story commercial building that has stood there since 1895. (Google Maps, DOB)
**UPPER EAST SIDE, NY — A vestige of Yorkville’s past is one step closer to becoming dust."
This building is “intended” for demolition from the day it was built: it is referred to in the real estate industry as a ‘taxpayer’ - which is basically a place holder until the future market conditions merit the utilization of the full zoning development potential.
That article starts with an obvious ‘appeal-to-emotion’ rather than an a more general statement of fact. The article comes across to me as being either irrational, or dishonest.
Good story, lousy writing…
PS. I would like to see nice smaller projects like this have their own threads in these forums; even thought they are not skyscrapers.
These are my favorite buildings. It’s the only thing most of us commoners could ever afford.
Yes, and I will try to start threads on some of these smaller projects. These smaller ‘high-design’ projects are my favorite type of buildings too - and something we common folk can never afford to buy.
I can marvel at (and enjoy) the design beauty of a Mercedes Benz, or a Luxury Condo knowing full well owning such luxury items will most likely never be possible.
That’s 150 Lawrence Street, downtown Brooklyn.
Thanks

I’ve been digging for more information about 504/512 W 49th Street, a huge (by Manhattan standards) lot in Hell’s Kitchen that has been vacant for >12 years.
YIMBY reported that permits were filed in 2021 for a 7-story mixed use building. Apparently, 23 days ago construction permits were issued, but I can’t verify this anywhere else. Could we see some activity here soon?
Today:
Would it still be possible to include the small building on 33rd Street in this project?
No, that is a new building.
looks great!
