Here is a hazy view of the Chrysler Building; along with a clear view of CRT. A brilliant discussion I feel compelled to share with some of my fellow long time YIMBY forum members. I really don’t see the Chrysler remaining as an office building for more than 10-15 years. It would make a great condo.
Hoochul should push for this.
This would be perfect for 42nd. The amount of foot traffic on this street at any given time makes it more than practical.
I think Chrysler and ESB are the only big Art Deco towers that are still offices, no? 70 Pine, 20 Exchange, and One Wall Street are all residential now. ESB will probably be the last to convert, if ever, because its fairly large floor plates are not as conducive to residential.
Edit: I was wrong, Chrysler’s old rival 40 Wall Street is still offices.
That’s true. The Chrysler’s floor plates are small by contrast.

I know ESB’s observatory is a big money-maker for Malkin, probably more so than the office space since the offices are so old and outdated. Since ESB’s observatory will now face competition from The Edge at Hudson Yards, The Summit at One Vandy, etc, perhaps Malkin will invest in either improvements to the observatory (which will probably take the form of tourist-friendly attractions like 1 Vandy’s pods, Tower Fifth’s slide, etc) or possible residential/hotel conversion in the upper floors with smaller floorplates. Any additions to the obs deck will have to go through landmarks, obviously.
I think a high-end celebrity chef restaurant would do good business towards the top of Chrysler, like a high class, Art Deco Windows on the World.
And D’oh! How could I forget about 30 Rock still being office.
