A little surprising that they are sacrificing CP views.
If 520 5th doesn’t have north facing windows, why would we be surprised that 37th St/6th omits them?
Because a CP view is a major selling point.
There are over 20 blocks of midtown highrises between this building and the park…
Arguably the east/west and southern exposures are more important for the sunrise/sunset views they afford.
I wouldn’t say they are sacrificing any North facing views because there are still units along the north face that have plenty of northern exposure. I only said the core portion had no windows on the north face, not the entire north elevation. Arguably there is more not core than there is core on the north face.
Considering the shape of the lot and the location of there core (which is in the most effective location) I’d say there would’ve been no way to have the full north face be residential without completely sacrificing every other layout in the other directions. The core is located in the back niche of the oddly shaped lot, it wouldnt have made sense to put it anywhere else.
@5Bfilms I’d say there’s actually more north facing units in 520 than here.
I guess it all boils down to which section of the block the building is situated on/ neighboring buildings. For some reason I thought this building was further uptown.
FWIW I’d rather have a south, east, or west view than to see a green rectangle in the distance.
Very good point. The low elevation of sun rise over the east river offers a lovely bright intense light through all unobstructed east facing windows in Manhattan.
The treasured “southern exposure” ; the ‘all day’ southern exposure of natural light shining through south facing windows.
Then finally, latter in the day: the lovely orange glow of the sun setting over the Hudson River.
One of the most valuable features of an apartment is ‘abundant’ and ‘direct’ sunlight - north facing offer little-to-none in that respect.
The Central Park view would be nice too - but IMHO is not a worthy trade-off in one can have only one or the other.
I’m with you. I would rather have a city view but anything with even a partial park view gets the trumpets blaring with brokers.
Sorry yes, I was thinking only about the yellow - I totally omitted the western quadrant!

From your earlier update yesterday it looks like they’ve passed the 2nd setback now/ are working on the amenity level in the above render/photo.
