By how many square feet could the project now be larger after the purchase of the remaining buildings? Would it also be likely that the commercial use would also become a supertall?

A solely commercial office would not be a supertall because the floor plates would be large. The building would be wide and squat like the XYZ buildings. Only a mixed use residential/hotel development would have the possibility of being a supertall.

That’s why I kept saying for people to not expect the supertall version and I didnt even know what was going on with this one.

Does the inclusion of the now-demolished corner building change much of what we can expect in terms of FAR and setbacks? It would be a shame if that lovely building was demolished just for a slightly bigger podium.

The corner lot still hasnt been formally purchased by Extell, but its probable that the podium would just be expanded. The building was only approved for 1 million sqft of zoning.

It seems that they will be opening a small store (for their standards) on the basement.

Though there is still no sign or indication that the corner lot will be apart of the Extell assemblage, it’s almost gone (this is from last Sunday so it could be even smaller by now)

I hope this isn’t another 54th and Broadway disaster where 3 different extremely mediocre and forgettable buildings get built on the same block at the same time when we could’ve gotten something great.

Sort of an odd comparison since there is only one tower going up on this block (atleast that I’m aware of).

KPF has never designed a mediocre building, and I’m not just saying that as an employee. The renders don’t quite show it but im certain the fenestration details will be very ornate. This isn’t some giant landmark tower like One Vanderbilt but that doesnt mean its going to be mediocre just because its smaller or the design is simple.

Corner building is gone, just a bunch of rubble now. Still no indication it will be apart of Extell’s assemblage and it’s probable that it won’t be.

The owners of this project are really persistent, they have been buying up each piece of land and demolishing buildings over the years.

Could this be a new design for this site? I’m not aware of any other Extell sites that are on an avenue and span street to street.

that is an older project of Extell’s that is already built. “The Kent” on the Upper East Side.
