Ikea plans to use about 95,000 ft² on the basement and second floors out of about 115,000 ft² of total leasable retail space.”
Based on that article, the project has grown to about 1.6 million ft.² IKEA was previously reported at 80,000 ft.² and now it’s 96,000.
My guess is that this is about 45 floors/800 feet now given the large floor plates. Let’s see what KPF comes up with!
$4 billion price tag is crazy
It will be so satisfying to demo 19 W. 46th St. to ‘complete’ the site. It’s the 12.5 foot wide eyesore at the southwest corner of this site

Yea I know. One can dream. It’s so small it shouldn’t be that expensive but by the same token, if it holds out, it can’t be worth much in extra size/frontage to Gary B & co.

Definitely not just you, demo has indeed been going on for a decade, but it’s just had a lot of pauses and then more lots were added so it just increased the length of time. But demo is finished now.
What I’m really curious about is the size of this building and where Extell got the development rights from.
Based on the, admittedly flawed maps I can find online it looks like even if Gary and Co vacuumed up all the rights on the block going west to the diamond tower he put up last decade he still would have barely enough to cover the floor space included in the one 900k+ lease, let alone, the 1.6M described recently.
They either plan to make a big investment in transit in the neighborhood or they bought rights from a religious institution nearby that was not reported or they’re in the process of otherwise making some deal with the city.

Going this deep of a foundation for a 567ft skyscraper is crazy
Based on the deep foundation, the 5 billion dollar price tag, and the square footage increase, it seems like this building will be quite a bit bigger than 567 feet
Yes, its very clear with the large sqft increase that this is not and hasnt been 567’ for a while.
