So true. This got met wondering. This comment led me to this video that surveys some of the possible root causes of this Architectural Banality that we see all too often. It seems she sites ā€˜modernism’ as the main culprit - but reasonably looks at other various factors as well.

BTW - One of my favorite parts of this video is her roaming cat in the background stealing the show… :rofl:

I can assure you I take no offense, because I’m not working on this project, but even if I was I wouldn’t take offense. It’s not always up to the architect to make the design decisions, that decision still solely rests on the client and whether they approve/disapprove of a design and also if they want something conservative or not.

That’s why I particularly noted in my last post that even though the design is very not flashy and showy/ is very plain, that we can still be assured that the facade will be of high quality.

From specs under a prior scheme (before Gary secured the last parcel fronting 5th Ave) - plans called for ~1.5M GSF of commercial and 47 stories (838’ Height)

The current iteration is much smaller, around 1.1M sq ft. & 32 floors. I’m confused as to when then major downsizing took place and why. The numbers you mentioned were reported by YIMBY back in 2022.

May have taken place after they brought IKEA as co-owner to anchor the retail component.

The massing scheme may have shifted, as the 1.5M number reflects permitted ZFA as a full office tower. Assuming your right on the downsize, it’s possible they have shifted away from 100% office / retail scheme after completing IKEA and Simpson Thatcher leases. Potentially including condo and/or hotel components now (which have lower permitted FARs in the zoning corridor)

An AOR office (commercial in general) tower would not be able to accomodate 1.5 million ZFA on this site.

We can speculate all we want (similar to whats going on with 2 WTCs thread, humorously) but we know what we know at the current moment as it relates to this project.

ZFA is closer to 1.1M when accounting for the neighboring air rights parcel as part of the assemblage (lot 48). GSF arrives to 1.5M after add backs.

This based on materials shared by Extell - But would agree with you. This remains speculative and nobody but the development team can accurately speak to how the project has evolved since
