When I look at a building in NYC - any building - I want it to ‘look like’ what its intended use is to be: a residential building needs to look residential in its architectural design, a commercial building needs to look commercial in the architectural design.
That being one of my requirements for good architectural design; this building disappoints a bit. I can not readily determine that this is a residential building; in appearance it could very well be a commercial use building.
I know there are the ‘mixed use’ buildings; but this is a residential building - and so needs to look a bit less ‘commercial’. There are often storefronts in residential buildings; but mixed use is a different species all together: more equally divided between condo, commercial, hotel, retail, etc.
This is an attractive building, but too staid and sterile looking for a residential structure IMHO. I have no question that 111 W 57th is residential, same with 220 Central Park South - that is a nice quality to have for a residential building. In architectural design terms I call it the “what you see, is what you get” factor.
