So to @Ram_Urassman 's original point, it is quite possible that the building got shorter if they did not reallocate the area somewhere else.
I wonder what prompted this decision? Bit of a shame it would be shorter than CPT at this height, but at least it still rises above its Park Ave contemporaries (well, until 350 is built!)
we will just have to wait and see.
„ The design responds to the rich variety of surrounding landmarks while asserting an identity that is entirely new. The project introduces 24,000 square feet of new open space, enhancing walkability and offering respite from the bustle of the street. From these human-scaled public spaces at the base, the tower steps back to create a sequence of open terraces before culminating in a striking crown.
Below ground, the building’s structure delicately navigates layers of active rail infrastructure and anchors into limited available bedrock. Targeting LEED Platinum certification, the tower is slated for completion in 2032.“

demo cant come soon enough
I wonder if Morgan Stanley or any other large firm could become an anchor tenant. 1585 Broadway is showing its age
MS just spent a fair bit of coin on a significant renovation, so doubtful they’d do this
Entire building is being gut renovated as we speak.
how do you know?
I think they’re talking about 1585 Broadway, which Morgan Stanley is currently renovating/is almost done renovating.
Correct, talking about 1585 Broadway.
Can’t wait to see them start 175. Hopefully they announcing they are advancing by the end of the year!
The following article:
Ends with: “RXR and TF Cornerstone are planning to lock in an anchor tenant by year’s end for their planned tower at 175 Park Avenue”.
Considering the tight schedule provided, this might indicate that negotiations with a prospective tenant are well underway.
Exciting times! It’s hard to believe we may have confirmation on both 2 WTC and 175 Park within the next three months.
not to be a wet blanket, but who are the possible anchor tenants?
2wtc is locked and loaded, 343 madison is locked and loaded.
who is the 5-600ksf tenant they need to go ahead?
Blackstone was looking to anchor a new Park Avenue tower in the future, as of May 2024.
They probably aren’t the mysterious tenant of BXP’s tower (unless they keep 400k+ sqf of their Park Avenue workforce outside of the tower, unlikely).
So that only brings down 175 as a viable option for this point in time. The costs would be enormous, but as JPM, Blackrock, etc. moved to shiny new towers, they might follow suit (and they are of very few who can actually afford it).
way more exciting than 2wtc
This will definitely be one of my top favorite buildings i think right after 270
