The owner of a property across from Brickell City Centre appears to be preparing plans to build a mixed-use tower, a newly released rendering shows.[/COLOR][/B]

Gazit Horizons purchased the property in 2017 The company trades on the Tel Aviv Stock Exchange.

Renderings were included in a presentation to shareholders last month. The project is referred to as Brickell Gateway, and it will have up to 650,000 square feet.

The company “is currently designing a mixed-use building to satisfy the unmet office, hotel and residential demand in this live, work, play submarket,” their website states. A building up to 48 stories is allowed by zoning, it says.

The company is a subsidiary of Gazit Globe, a large Israeli real estate company. Gazit paid $29.5 million for the 21,210 square foot site in 2017.

In May, CEO Chaim Katzman told investors on a conference call that the building currently on the Brickell site was scheduled to be demolished, and that he would share additional news regarding the property soon.

A demolition permit does not yet appear to have been filed, city records show.

Gazit had previously marketed retail space at a project called 90SW8, which would have seen the existing building redeveloped in a design by Touzet Studio. A listing for the smaller redevelopment was removed from real estate website Loopnet in May.

ISRAELI DEVELOPER PLANNING MICRO-APARTMENTS IN 48-STORY LIVE-WORK-PLAY TOWER ACROSS FROM BRICKELL CITY CENTRE

Gazit Horizons, a publicly-traded Israeli developer, told investors last week that it is planning to build a 48-story tower on property it owns across from Brickell City Centre.

The project will have “some retail floors,” along with office space and micro-apartments aimed at young people with related services and amenities for tenants.

The completed project will have about 35,000 square meters, or around 377,000 square feet.

“It will be a true mixed-use property catering to the live, work, play strategy,” said Chaim Katzman, Gazit Globe’s Founder, Vice Chairman & CEO, in a conference call with investors.

The project will cost 515 million shekels to build, or around $150 million. Gazit paid $29.5 million for the 21,210 square foot site in 2017.

Completion is expected in Q2 2023, according to a presentation made to investors.

Definitely wasn’t expecting almost 750ft. ,

According to plans filed with county planners earlier, the tower will have 504 apartments, 18,287 square feet of retail, and a garage with 344 parking spaces.

The tower is approved by the FAA for a permanent tower height of 761 feet above ground, or 772 feet above sea level.
