Mana Plans 49-Story Residential Tower – With No Parking
Moishe Mana has submitted plans to build a 49 floor residential project called 200 North Miami Avenue.
Mana’s architect squeezed out the maximum residential unit count that zoning permits on the lot. The project is proposed to include 328 units – exactly what is permitted on the lot, which is zoned for 150 units per acre. Total FLR is 322,355 SF.
The tower will be tall and slender with no podium, rising to a height of 599 feet. Thanks to proximity to public transportation, the project is exempted from building parking, and Mana has opted not to build any at all.
Architects for Mana describe the project as a luxury residential tower. Amenities will include a gym, social room and pool.
Next door, Mana has sued the Miami Parking Authority over a decision to award development rights to a competing developer. That lawsuit is still ongoing.
Zyscovich is the project architect. The project has already been submitted to the city and is set for UDRB review this month.
