I heard the site is potentially for sale and a buyer is looking at it. They may sell or they may proceed with the current plan.

bootyful. Is there a reason they cant build these on the waterfront, and instead we get bland buildings like 55 hudson st.

Beautiful renders, but is there really no retail? Seems like such a waste for a very nice looking plaza.

Its a double edged sword at the moment.

Jersey City is probably one of the most pro-YIMBY in the country (under Fulop). Unfortunately, this also means the city doesnt do enough to say “build something interesting”. I think this is because 15 years ago JC was basically begging developers to build. This hasnt been the case for a >5 years now but the mindset is still there. There’s enough demand that the city could ask for more thoughtful designs. But they don’t for the most part so we get boxes in most places, since developers have little reason to add unnecessary cost (aesthetics) to a project.

JC also still isn’t “premium” enough for developers to want to stand out like in Manhattan. All that said, I like the fill-in 55 Hudson is providing but being on the waterfront it should have not had any PTACs, should have been taller, and should have had at least something going for it beyond glass and squareness.

Also, new plans include more retail, including four kiosks in the center plaza!

The approved application was revised to include ground-floor retail space. Four of the buildings will now feature retail components, including the first three towers that would be built under the plan.

In addition, the development will also now include four retail “kiosks” along a pedestrian plaza between the six buildings. Other amenities slated for the plaza area include green spaces, a carousel, and a kids’ play area.

This also went before the local community association last night. I didn’t get a photo but the entire proposal has changed.

  • the 6 towers are now 4 towers
  • two gigantic bases shared by two towers each
  • 2 L-shaped towers and 2 rectangular towers
  • around 60k sq ft for retail and amenities (they mention a grocery store)
  • 1200 parking spaces of which a portion will be available for the retail spaces
  • 10% affordable housing
  • a fifth tower down the hill
  • the glassy base will be changed to be brick and pushed further from the street
  • all 5 towers are much taller than previous versions

That will never happen. Its taking forever to get a Marion Station.

60k retail is a huge change. That large usually means they have some tenant in the works already. There’s no way its Whole Foods since they are already coming to JSQ. Too big for Trader Joes. Very curious which tenant it might be.

It was just an estimate. The plans are still being worked on so I doubt they have any tenants signed for the spaces.

But if they happen to be reading this forum .. a ShopRite or Wegmans would be amazing :crossed_fingers:t2::crossed_fingers:t2::crossed_fingers:t2:

Target isnt doing well financially at the moment so I doubt they’d open a fourth Jersey City location. This would be too close to the JSQ one. I guess we’ll know in due time if the plans solidify
