The plan here was originally 35 stories, but was killed by opposition from condo owners across the street.
This plan might suffer the same fate unless people in favor express support at a meeting on Monday, 7 to 8 pm at Nimbus Arts Center at 329 Warren St.
It’s described by the team behind it as “an improved plan for the lot - including affordable housing, arts inclusion, traffic engineering/calming, and community meeting space.”

The rezoning passed through the planning board but that step is a formality since they are required to approve if is consistent with the master plan. The council vote is what matters.
240 units, 4300 sq ft arts space for Nimbus. No parking.

4,300 sq ft for a TBA Arts Centric Non-Profit. Until there is a realistic site plan, it might get reduced to fit another elevator and sufficient spaces for 120 bikes and mail/pkg room (popular topics of the new planning board commissioners). 240 units should prioritize the resident’s QOL and safety over the non-profit space.

Why they change the design?
The developer is guiding the city planners to make significant adjustments to the Redevelopment Plans, combining new concepts from the recently adjusted, city-wide Master Plan. An arts centric non-profit is lobbying for a 4,300 sq ft ground floor space to add to the theater and dance studios already constructed in the 18-story rental next door. Similar foot-print with 180 units, new construction will be couple stories taller but hoping to up the unit count to 240 units. Additional units could trigger additional space (according to the master plan) to make room for a bike room (.5 bikes/unit) and larger trash and pkg/mail space - and typical high rise buildings require 3 elevators, not just 2 for the increase in residents and planning in case an elevator needs repair. This will be revealed in the site plan later this year. The non-profit give-back might need to scale down to make sure the building runs efficiently for the actual residents renting in the building..
