New Details on Bayonne Mega-Project Include 4500 Units, Hotel, Retail

New details have been revealed about what could be coming to part of the former Military Ocean Terminal at Bayonne (MOTBY) site off of Route 440 and, should the latest proposal come to fruition, it would be one of the largest single development projects in Hudson County.

A legal notice issued earlier this month states that Mahalaxmi Bayonne Urban Renewal is looking to use 12 lots in the Harbor Station South Redevelopment Plan Area along Goldsborough Drive to construct a hotel, housing, retail space, and a park. The proposal calls for the “premium” hotel to include 218 rooms while the massive residential portion of the complex would include a whopping 4,500 units. Meanwhile, there would be 80,906 square feet of retail space on the premises.

Right now, the developer is looking for a “general development plan approval,” according to the notice. Mahalaxmi Bayonne Urban Renewal is apparently also seeking approval for an “interim parking scheme” that would temporarily allow for off-site parking should the project move forward.

Few other specifics have been revealed yet about the company’s plans. The notice mentioned that the proposal was expected to be heard by the Bayonne Planning Board during its May 14 meeting, but there was no mention of the matter in the meeting’s agenda.

The MOTBY site was previously used by the United States Army and the United States Navy, while the United States Coast Guard retains a presence in the area. Various parts of the premises have been, are in the process of being, or are slated to be redeveloped. In addition to the Harbor Pointe Apartments, which were completed years ago in a somewhat remote part of the site, the Costco Wholesale location at the Harbor View Marketplace development opened earlier this year and more retail space, industrial space, two buildings with a combined 651 residential units, another building with 97 units, and a Seastreak ferry terminal are on the way.

This part of Bayonne, along with other waterfront locations in Hudson County, is vulnerable to flooding and rising bay levels, but the risk has not stopped the increasing development in the region.

BAYONNE, NJ - Some Bayonne City Council members raised concerns about the possible impact of a 50-story residential building that could rise in the Harbor Station section of the Peninsula at Bayonne Harbor.

Responding to Council members Jacqueline Weimmer and Neil Carroll, City Planner Suzanne Mack said the trend of recent development has been for lower heights, adding that the proposed 50-story structure would not require FAA approval.

Weimmer also shared her concerns about how such a tall building would impact existing homes just west of the proposed development site, while Carroll asked about the increased traffic that would be generated from it.

The amendment to the redevelopment plan, originally approved in 2015 and amended in 2018, that would allow for a building of up to 50 stories to be constructed on the 72-acre site bordered by Flagship Street and Goldsborough Drive is expected to be considered at the Bayonne City Council’s July 17 meeting.

The city council recently approved a plan allowing a 50-story skyscraper near Costco on the Peninsula.

Previously, buildings in that area could only go up to 25 stories, which is a huge step up.

Council President Gary La Pelusa is all for it, saying it could make Bayonne stand out and bring new opportunities.

“I think that will be something unique, putting Bayonne on the map as a one-of-a-kind place,” La Pelusa said.“

The HS-2 portion of this project has been split into two parts and is now 16,800 units altogether just by itself, not counting all the surrounding low-rise sites.

One is still called HS-2 and has 11,900 units, 499,600 sq ft of commercial, and 500 hotels in six 50-story towers, two 45-story towers, two 40-story towers, two 35-story towers, and one 25-story tower.

The other is called NY VUE and has 4,900 units, 24,732 sq ft commercial, and 218 hotel rooms in five 50-story towers and two 25-story towers.

I’m confused what’s the demand for hotel units in this area? May someone enlighten me? Lol

Source of hotel demand is that there is a cruise ship terminal nearby on the peninsula.

As far as whether it will happen, doesn’t seem super likely, but who knows? It’s approced. Whether it will get built depends on market conditions, interest rates, cost of construction materials, etc. and most importantly, how much risk equity investors and lenders are willing to stomach.

Not the craziest thing to happen in terms of development, but it won’t be easy to convince lenders to build the first 50-story tower here.

Wow. Simply incredible. What is the transit like in this area?

This would clog up the light rail so fast. Maybe then they’ll finally run trains more frequently.

There is less “not in my backyard” sentiment when you’re not building in anyone’s backyard lol. This is a mostly uninhabited former industrial peninsula. But in NYC it’s tough to get approvals to build even there …

There’s a light rail stop very close to this development, but there is currently no pedestrian access across highway 440. Hopefully that’s something Bayonne & NJ Transit can work together on improving.

Depends where you are in this state. My town has a bunch of NIMBYs who hate density and they throw a fit over an abandoned factory site being redeveloped. You can’t win them all

The 50-story zoning for both this and the HS-2 portion were approved back in September. Not sure why JerseyDigs is reporting on the zoning changes now.

The general development plans (essentially the site plans which is what I posted above on Feb 17) for this and HS-2 were approved at the planning board on Feb 11 though
