Frankly, this should have been done 15 years ago, now there’s the imminent threat of 175 Park obstructing its views to the West.
Every floor above 4, which is almost 45K sf, is better configured for resi than modern offices. Floor 5 has a huge terrace which would make a nice resi skylobby/amenities floor.
There’s going to be a lot of problems with the land lease which is wildly expensive. Even if they sell the lease these apartments would be very expensive for a subprime area.
Agreed. Cooper Union needs to cut a deal, otherwise Chrysler will be >50% vacant forever.

JMHO but I think the only way to go here is luxury hotel.
