Permits have been filed to build a 39-story 99-unit building at 78 Pearl Street, in Financial District, Manhattan. The proposed 21-foot-tall building will have 1,843 square feet of residential space and 11,181 square feet of commerical space. The permit was filed on Jul 22, 2026 with 16 square feet of front yard and 34.75 square feet of back yard space.
The owner filed the permit through their representative Shmuel Wieder of Mehdi Ghazi, P.e. PC.
It also says the existing building is a 1-story from 1950 despite the picture showing an empty lot that’s existed for seemingly decades lol, weird for a stub article to get so much wrong
If anything, I at least hope that the buildings facing Coenties Slip survive. The juxtaposition of them with 55 Water Street is just awesome and I would hate to lose that.
There’s also a charmingly drab 1920s loft building on the other side, which at least helps to cover up that abysmal 1980s brick chode that gobbles up the north half of the block.
