The whole WTC towers should have been taller. WTC 1 to 4 should have all been well over a 1000 feet.

if they waive the restriction of the master plan for this site to be office, there should be no reason why they can’t change the height. It was YIMBY who reported awhile back that Wanda schemed a supertall.

A glassy version of New York by Gehry would fit nicely here. Its about 1M sf and the biggest floors at the bottom could support a 200K sf office component.

I think this should be mostly residential: Any lease signed for this one would be one less reason to build 2 WTC. I’m surprised Larry hasn’t said anything about this. Surely residential would mean less competition for him.

I think residential is a safe bet. Not that the Lower Manhattan market isn’t strong (office), but the competition and supply will increase in the years to come in Midtown South, and West, so I can see this tug-of-war happening between the two nodes.

Unless its built on-spec… so while some may want office, and some may want residential, depending on how they approach residential, it can be very feasible. I think ultra-luxury would be a mistake, and instead, I think mixed used (hotel + office) would make the most sense, at least to really utilize the site for its location.

Whatever is built let’s just hope they’re smart (crazy I know) and connect 5 WTC with Liberty Park like it should be.

Office would be risky amidst the addition of so much supply in Midtown. Still hoping for mixed used, so a hotel + residential.

If they use all of the square footage potential of this parcel, this could include a ton of units and be quite massive, even if capped at 900 ft.

I wouldnt be surprised if they exceeded 900ft. Initial reporting like this tends to be innacurate. “Up to 900 feet” can become 999ft or more by the end. It could also go lower.

nevermind, it seems the height cap is included in the RFP. That’s a shame. They could at least bump it up to 912’ to match 125 Greenwich… Maybe if they approve the switch to residential, that height can be negotiated up, especially with affordable housing thrown into the mix.

They say it won’t exceed 900 feet, but it can come close to it. I’m fine with an 800 footer there, it will continue that spiral effect that’s been planned
