Victor Sigoura of Legion Investment Group, based in Rockefeller Plaza, filed plans with the city last week to construct 36 dwelling units - likely condos - across 108,772 square feet of space, with retail on the ground floor, at 5 W. 13th St., according to permits filed with the Department of Buildings.
The proposed building would include two retail storefronts on the ground floor across about 2,300 square feet. There would also be a gym, pool, golf simulator, pet grooming room, library and lounge throughout its 30 floors. It would also include seven enclosed parking spaces and bicycle storage, records show.
Sigoura appears to have tapped Midtown-based architecture firm Kohn Pedersen Fox, known for designing some of the city’s most prominent skyscrapers, including 1 Vanderbilt, to draw up his latest project. Neither Sigoura nor Kohn Pedersen Fox returned requests for comment by press time.

I would never go so far as to believe something from online than images (video in this instance) from where the project is actually being produced, especially in this instance since the models and images in the video were coherently similar iterations from one another. That AI slop is hot garbage.
I also tried updating that guy about his 350 Park Ave video and he both didnt correct his video but also believed 175 Park isnt happening even with all the recent news regarding it.
