I speculate this tower might turn into a monster.

Sedesco is not a seasoned NY developer. Vornado, on the other hand, has that expertise.

If the two sites are combined and they acquire AKA Central Park, then the sky is the limit.

Mmm, not quite…

The largest zoning floor area this would be without any extra bonuses or purchased air-rights is 715K zsf if all the lots were combined and the AKA Central Park acquired. For comparisons sake, Central Park Tower is over 1.2 million zsf on a slightly smaller footprint/lot area.

I’m not quite sure where you’re assuming 2000’, but if it did get bonuses and acquired additional air-rights, it would probably be similar to Central Park Tower in terms of height, if not slightly shorter due to a difference is massing configuration.

But coming back to reality for now, the purchasing of 37 W 57th St will add about 100,000 zsf to the project, which seems like a lot but it really isn’t when compared to the project footprint/lot area.

sorry if this has been asked already, but what’s happening with 35 west 57th, highlighted yellow; the little building with the nice facade? The current bottom 2 floors/retail are ugly, but its a nice old bird.


EDIT: BTW, I think TKDV is right; 715k would be larger than the shorter 220 Central Park South (slightly less than 650k). Even with additional properties added to this dev, I’m guessing the tower will get wider rather than much taller (maybe more units per floor?), esp with a potential super-tall hotel redevelopment right in front of them.

I believe that Vornado/LeFrak bought that. It’s contiguous with their site.

It would be insane if the Sedesco/Vornado/LeFrak sites are not combined.

Somewhat related, but is there still enough air rights in surrounding blocks to build another supertall along “Billionaire’s Row”, or would this tower be it for a while til older non-landmarked buildings get taken down?

There’s the Park Lane Hotel across 58th street to the North…if that redevelopment ever happens.

this article mentions that the city is considering letting the developer add 20% to this project in return for them to build elevators for the 57th street station. it also mentions similar situations with the LVMH flagship and 655 madison. The MTA's Real Estate Play To Fix The Subway
