It would be a shame to lose that nice old building.
Terrible news. First we lose 260 York Street in New Haven, and now this? Granted, I haven’t visited in a while–mainly thanks to Del Vecchio’s other terrible decisions–but this is sad. 346 Mads is an American icon.
Oh well. I’ll always have the memories and, if I’m lucky, another blank-walled Foster behemoth to look forward to.

Too bad its not 350 Madison being sold as a redevelopment opportunity, I don’t think anyone would miss it.
According to people on SkyscraperPage, 11 East 44th Street is also part of this assemblage. This site has a FAR of 23, which would add up to 1.1 million square feet. For reference, One Vanderbilt is 1.6 million square feet. This plot has a slightly larger footprint than One Vanderbilt. Definitely supertall potential here.

SL Green is in contract to buy the former home of Brooks Brothers on Madison Avenue for $160 million, sources told The Real Deal . The property, a short walk from Grand Central Terminal at East 44th Street, could be developed into an 800,000-square-foot office tower.
The Brooks Brothers deal would be the REIT’s first major construction project since it added more than 500,000 square feet of new office space on top of the Metropolitan Life Building at One Madison Avenue in 2023, bringing it to a total of 1.4 million square feet. The developer signed Franklin Templeton (350,000 square feet) and IBM (330,000 square feet) to large leases at the property.

From SLG, via SSP. This looks like a potential supertall compared to the other towers in the model, which is a little surprising considering the small size of the lot. It towers over 343 Madison which is 844 ft. “Sculpted crown” sounds enticing!
Just noticed “publicly accessible cultural experience” at “top of building”. Wonder what that entails…SLG is the same company that brought us Summit One Vanderbilt with the cool silver blob art display, so maybe something similar? Or perhaps some sort of events space where they can hold art installations or small performances.

100 Supertalls
The massing for it is probably just a massing, a supertall on this site is highly unlikely if its an office tower simply due to the FAR/zoning and the size of the site. Its a smaller building than 343, if it had the full Madison Ave frontage it would be more inclined to be a supertall.
