Yet it’s not as imposing or noticable as One Vandy. It’s just a blocky mess that only respects the city’s zoning

It looks to be 50 stories based off the rendering

I really liked the old building that it demolished. So much of classics are being replaced by bland crap.

Not every building has to be a supertall masterpiece. Once renders of the two together come out i’m sure many will see the vision.

I don’t know if this building is a loss, but everyone has their own opinion on that. Personally, I have to say that the buildings that have been demolished recently, as well as those currently being demolished, are not a loss.

Despite my comments beforehand, I do agree with this. Sure this building does step back to allow more lighting as requested from the city since the 1920’s, but I feel like when built it will get lost in the skyline. Like the buildings along Park Avenue that were built in the 1950’s. FMC Tower is a very basic design, and I really like it. This building to me lacks character, plus the highlights around each floor then fading away towards the top just reminds me of One Vanderbilt

SL Green Q1 2026 Earnings Call Transcript

We just closed on the site in the fall, and already we are issuing a 100% schematic design on May 1, just six months from the acquisition, and proceeding immediately into design development. We expect to be filing the project into ULURP, the city’s land use approval process, by the end of this year.

SL Green Q1 2026 Earnings Call Highlights

Holliday emphasized the lack of new office supply expected in Midtown Manhattan over the next several years, saying there were “0 new space deliveries anticipated for the next 3 years.” He said that, with projects such as the Rolex Building and 520 Fifth Avenue now complete and other major projects not expected to deliver until 2029 or 2030, “it is simply physically impossible for any other new construction to be delivered between now and the end of 2029 in Midtown Manhattan.” Against that backdrop, Holliday said SL Green was moving “at a very rapid pace” on its 346 Madison Avenue development. The company expects to issue “100% schematic design on May 1st,” about six months after acquiring the site, and to file into the city’s ULURP land use approval process by year-end. Holliday said the company had already begun outreach to select potential tenants and brokers and was receiving “extremely good feedback.” He said financial details would likely follow once the project is priced with a construction manager and trade feedback is received.

I love how worn down I am that when I see a revision or a new rendering of a building in this city my initial reaction is: “I guess it could be worse.”

This is an ok building. Doesn’t make me excited nor angry. It reminds me of a clunky corporate version of 56 Leonard.

Yeah it’s quite 56 Leonard in proportion. I don’t love it, but I don’t hate it with the fiery passion that I hate Tower Fifth and the Torch.
