Even if the massing itself is nothing special, it will still have a nice facade, so I wouldn’t exactly say it’s a disappointment, KPF always put’s out good quality facades.

It will definitely be a high quality, modern state of the art building that looks fine. Just fine. But it will also be a disappointment imo
I think that it’s decent filler. The plot is pretty shallow so there’s probably not a lot that they can do, though a better crown would have been nice.
How special is NY though? If an 850’ tower were rising in Dallas, Houston, Atlanta, Seattle, etc., it would be front-page news and on all local TV news broadcasts. In NY, it’s just an another grain of sand on the beach.

Ah, I see where you’re coming from. I personally think it’s okay that it’s not some extravagant design since (like Robert said) it’s intended to be a filler, so building something that would’ve been over expectations probably wouldn’t have been the best idea for a building that is largely/will be hidden.
I think it’d be a different story if the building was being built for a single tenant as opposed to just being a normal multi tenant building.
I was in the area yesterday too. Your shots were better, but I got this pic of some pretty diesel girders destined for recycling.
This guy was tying caution tape, but the steel didn’t look particularly secure…I sure wouldn’t want to drive behind this truck.
This one will be good. Modern and nice, and those transit connections will be amazing. But it’s mostly gonna disappear, especially once 270 is done, and 45E45th is developed.
Maybe from the opposite side of Madison looking south where those aforementioned buildings will block it, but it will certainly always remain visible from the south looking north up Madison (like in the screenshot), even from 42nd St.
Yeye. Do you know the buildings across the street will be redeveloped? Or are they landmarked or what?
Basically nothing in this area is landmarked . Brooks Brothers owns the beautiful old building across the street, and they sought to sell it. I hope that it stays a long time.
It would be nice for some old buildings to remain.
None of the buildings opposite this one are landmarked that I’m aware of, the nearest one is actually on the other side of this building, which is the Yale Club of NYC building. So it’s definitely possible that some of them may be redeveloped in the future.

I think it will be mostly dependant on if there are assemblages or just single buildings redeveloped as the buildings opposite this one are zoned for a 23 FAR, I don’t expect any to be the size of One Vanderbilt, I can’t recall the FAR zoning on this one off memory, but I’d expect them to be closer in size to this.
I hope for many new supertalls here

I think so. I think that the tower only has about 700k sf. It will fill up quickly. I suspect that the average lease will be over $100/sf.

Pretty neat that part of the concrete core will be cantilevered over the ventilation building. A little bit like 55 Hudson Yards. The engineering on the back-end nobody will see.
Boston Properties has more guts than Vornado that’s for sure, although here at least they also have a solid location.
My confusion is also whether this site benefited from the midtown East rezoning.
This tower will have about 1/3 the square footage that 15 Penn will, so it will be possible to build on spec.
