Revealed: 27 Albany Avenue

The first renderings are up for a new mixed-use development at 27 Albany Avenue, in Brooklyn’s Bedford-Stuyvesant neighborhood; BRP Companies is developing the site, and Marvin Meltzer — now of Montroy Andersen DeMarco – is the architect of record.
Permits indicate the building will total 62,640 square feet, which will include a 6,354 square foot commercial component, and 8,630 square feet of community facility space. The remainder — measuring 47,656 square feet — will be split between 50 apartments, and the structure will stand ten stories and 100 feet tall.
Loci Architecture is also working on the development, and per the firm’s page on the project, it will be an 80/20 project financed by HDC.

Appearance-wise, 27 Albany Avenue will be fairly standard, though its impact on the rapidly-evolving neighborhood will be positive. The facade will be divided between several components, and multi-colored paneling will be interspersed with brick. In terms of form, the building’s envelope will meet the surrounding sidewalks, and ground-level retail will further enhance the pedestrian sphere, while also healing a wound in the street-scape.
Per Loki’s page, completion of 27 Albany Avenue is expected in March of 2015.
