Technically, it’s just demolition, and to my knowledge, TF Cornerstone has not yet revealed the actual plan, just some specs.

I guess I’m a little surprised that no plans beyond the stated (and fairly specific) parameters have come to light, yet. They have a parking garage to dig. Sounds like the ramp will be on 22nd St. Meanwhile, I’m enjoying the unusual views through the hole in the block.

So far, does not seem to be happening. Not apparently necessary.

My guess is something is going on re/ legal action on the damage to the Barracuda building. It would only get worse with construction. People are still living upstairs.

TF Cornerstone plans sprawling residential project in Chelsea

The NoMad-based real estate company, run by members of the Elghanayan family, has filed permits for a new 18-story tower at 273 W. 22nd St. The proposed project would include 278 dwelling units — a portion of which would have private terraces — with three retail spaces on the ground floor. It is slated to rise on the entirety of the block fronting West 22nd and West 23rd streets between Seventh and Eighth avenues.

The development would include a north and a south tower spanning a total of 210,781 square feet and also feature a courtyard, lobby and recreation area.

That’s more than 100 more units compared to the previous plan for this site, which called for 170 units.

Entirety of the block makes it sound like they’re tearing down the whole block.

18 stories will place the 23rd St tower at a similar height to 300 W 23rd (1931), which is on the tall side for the neighborhood, but that doesn’t particularly concern me in this situation. It’s going to cast quite a shadow on the low rise 255-263 W 23 St (also 1930s), however, so they may not be so thrilled.

Were there any drawings in the paywalled Crains article?
