This building is terrible. I hope that it’s a failure. If a Shmucklowe is involved, expect the worst.

This looks great: but I think it is the building next to 21 East 12th Street. If this is for comparison on what ‘could’ have been done; I agree - this facade detail is much better. The need for texture, color, surface variation on the facade is too often overlooked while most design considerations seem to go into the overall ‘form’ of the building. Large simple square ‘punch’ windows make for far superior interior spaces when it comes to residential apartments; this is an important ‘comfort factor’ - as opposed to the exterior ‘form factor’.

I don’t mind the look of the ‘shape’ or form: but the surface material, texture, color is too bland.

IMO this one is boring. Even the little fairly mundane building on the corner next door is better. An important site and a missed opportunity.
