NEW YORK | 140 Fulton Street | 419 FT | 41 FLOORS

According to city records, a new 41-story hotel is coming to Fulton St in FiDi, going in next to Fulton Center station. The pre-filing was made earlier this month for 140 Fulton, an empty lot. But also, fencing and signage just went up for demolition of 142 Fulton right next door, with “140 Fulton Associates LLC” as the owner for that property, so clearly it’s all related. It seems they plan to combine the two lots for the new building, which would make sense since each lot is quite narrow on its own.

The architect of record is Stonehill Taylor, which also did the new Moxy hotel directly across the street, as well as a lot of very nice hotels around the city, including the Nomad, Refinery, Ace, and TWA (at JFK).

Good news! I can’t wait for this pos to come down.

The developer is Hidrock Properties, which bought the lots from Raymond Gindi, whose family owns the Century 21 department store and several other properties Downtown.

It had earlier been suggested that the project would probably be residential. But given the site’s location and the fact that Hidrock is more known for hospitality than residential, this news makes sense.

This good news for 140 Fulton does also bring attention once again to the limbo that Lexin Capital’s ODA-designed 75 Nassau remains in. Rumor apparently was Lexin was having trouble securing financing. The firm may be facing larger financial woes across the board. 75 Nassau isn’t even listed on the firm’s website (although there is a link at the bottom of the page to a New York YIMBY article about the project from May 2018).

Fixed the title to include height as well.

Permits Filed For 41-Story Hotel At 140 Fulton Street In The Financial District

Permits have been filed for an 41-story hotel at 140 Fulton Street in the Financial District, Manhattan. Located between Nassau Street and Broadway, the interior lot is one block from the Fulton Street subway station, serviced by the 2, 3, 4, 5, A, C, J, and Z trains. Hidrock Properties is listed as the owner behind the applications.

The proposed 419-foot-tall development will yield 139,373 square feet, with 119,758 square feet designated for hotel units. The steel-based structure will also have retail on the first floor.

Steven Oakley of Stonehill & Taylor is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
