This city is unserious
People used to do things around here. Now they just talk about doing things before NIMBYs shoot them down.
This is a municipal project, which takes a little longer than private projects. In Dresden a bridge collapsed last year, who knows how long this will take until the new bridge is completed (off topic addition).
We will have a new tunnel under the Hudson by then.
But that takes a long time, 3-4 years. I thought we needed living space.
the city agencies that are currently in the building need to be relocated elsewhere first. I would imagine that would contribute to the time delay before any demolition is commenced.
The rendering of 100 Gold Street is much better/more detailed in the original than I photographed it.

Key points of the redevelopment plan include:
- Over 1,000 mixed-income apartments
- A minimum of 25% affordable units in the new development
- A new, purpose-built facility for the Hamilton Madison House Older Adult Center (presently in the basement of 100 Gold Street)
- Improved streetscape, landscaping, public art, and ground-floor retail
The redevelopment process will follow these steps according to the New York City Economic Development Corporation:
- Proposals are due by June 5, 2025
- Developer selection expected by the end of 2025
- Four-year public review process, including land use review (ULURP), starting around 2027
- Agency relocation planned for 2029
- Construction of the new development to begin in 2030
four year public review…bruh. no wonder shit doesn’t get built in this city in the pace it needs to

Following a competitive request for proposals process, the city selected GFP Real Estate to develop the site. The project will also include a new older adult center to replace the existing facility currently operated by Hamilton-Madison House, approximately 40,000 square feet of public realm improvements and a 40,000-square-foot publicly accessible commercial fitness center with community programming and other neighborhood amenities. The new mixed-use building will utilize cross-subsidy in order to be completed at no cost to the City, with proceeds used to relocate City agencies currently operating from the aging building into modern office space.
New York’s housing crisis demands that we build more—and that we use every tool we have to do it. That means looking at land the City already owns and asking how it can serve New Yorkers better. At 100 Gold Street, we have an opportunity to turn an aging government building into nearly 4,000 new homes, including approximately 1,000 that will remain permanently affordable, while delivering new spaces for the community,” said Mayor Mamdani. “Day by day, block by block, and building by building, we are building a city that New Yorkers can afford to call home.”
Do we know what design firm is behind this conceptual vision or is the city purposefully leaving that unknown?
Never mind… I remember now…
FXCollaborative
CetraRuddy, FXCollaborative was the designer of the former iteration.
Was FXCollaborative’s design one whole tower or two? I modeled it as a single tower but with two “crowns” sticking out. One short one tall. I guess it’s time to make a new model
I believe it too was 2 individual towers connected at the base, in a similar layout to CetraRuddy’s proposal.
