1300 W. Lake is a proposed planned development submitted by Loukas Development for a 51,141-square-foot site located at the corner of West Lake Street and North Elizabeth Street. The applicant is proposing to rezone the subject property from M2-3 (Light Industry District) to DX-7 (Downtown Mixed-Use District), and then to a Residential-Business Planned Development. This will permit the construction of a 46-story, 530-foot-tall mixed-use building containing 593 dwelling units, ~10,000 square feet of ground-floor commercial space, 371 accessory parking spaces, and 777 bicycle parking spaces. A bonus in floor area ratio (FAR) of 4.5 will be taken, and the overall FAR of the Planned Development will be 11.5.
