Do zoning codes require ground floor retail in certain areas? If so, I would think that it is time to have those codes reflect the reality of the times. I know, how silly of me to expect common sense.

Nicole Waite, left, and Philip Armstrong, residents of Yonkers representing the group United Yonkers, are concerned the development of two proposed towers on Woodworth Avenue in Yonkers may change the face of the neighborhood. They are photographed at the site April 29, 2025 in Yonkers.

Close to the train station so it makes sense.

“Defend our parking lots” should be their slogan since the site seems to be a surface parking lot connected to a shopping center.

**Local Leaders for Responsible Planning** is an NJ-based organized anti-density group made up of _ **27** _ towns that uses the classic ”overdevelops our communities” line as an excuse to block affordable housing projects.

> The current system favors wealthy developers, and overdevelops our communities with high density housing. Our coalition is opposed to high density housing, which overburdens our communities infrastructure and public schools

> **[Local Leaders for Responsible Planning](https://www.llrpnj.com/)**

They recently tried to block affordable housing mandates [by taking it up to the State Court](https://re-nj.com/rollout-of-affordable-housing-law-continues-as-proponents-score-latest-legal-win/) [and got shot down](https://newjerseyglobe.com/wp-content/uploads/2025/09/lougyruling.pdf). Because of this defeat, they’re now [trying to go to a federal judge](https://newjerseyglobe.com/judiciary/n-j-municipal-coalition-goes-to-federal-judge-to-halt-affordable-housing-mandates/) with their same demands, hoping they’ll rule in their favor. Hopefully, much like the State Court, the Federal Court dismisses their case because the LLRP’s entire arguments against denser affordable housing are based on no legal claims, and there’s a lot of throwing stuff to see what sticks.

Overdevelopment?

More like overlawyering!

Here’s another one to add to the list: **Powerhouse Arts District Neighborhood Association** **(PADNA)**. This is a Jersey City-based group that allegedly was successful in blocking 156 Bay Street, a new high-rise that would have included a school and affordable housing.

The shocking thing is that a member of _this very forum_ outed themselves as its organizer.

> [@JERSEY CITY | 156 Bay St | ? FT | 50 FLOORS](https://forum.newyorkyimby.com/t/jersey-city-156-bay-st-ft-50-floors/24524/39):
>
> The person who posts as HELLOJC here got a bunch of NIMBY millionaire condo owners who live across the street to come out last night and kill this project with its 150 affordable units, 850 other transit oriented homes, and school spaces. Pure selfishness on their part!

[Here is a link to their quite sparse website](https://www.padnajc.org/home).

The “Village Preservation” group is an organization that claims to preserve “the architectural heritage and cultural history of Greenwich Village, the East Village and NoHo.” However, this appears to be a NIMBY group and their most recent campaign is a protest against a proposal at Gansevoort Square to buuld a 600 foot high rise tower. They have published demands such as removing the luxury apartment component and reducing the height of the tower.
[“Gansevoort Square” - Village Preservation](https://villagepreservation.org/campaign/gansevoort-square)

They are [also opposed to the “City of Yes” prorgam](https://villagepreservation.org/campaign/city-of-yes/) which will enable more housing to be built, arguing it will enable developers to build “bigger and taller” buildings with less oversight.
